Dwelling Mix

The applicant proposed the following housing mix:

Pirton is a vibrant community.  However, the current housing stock is arguably out of balance and for the community remain vibrant it needs truly sustainable development. The following table shows that housing stock is predominantly detached and semi-detached houses, but what is more important is that these are predominantly large multi-bedroom houses.

The style of one bedroom apartments is not a style recognised by the character of dwellings in Pirton I am not against its introduction, with careful design and consideration, to meet an identified need.  However, no such need has been identified.  Evidence that does exist  shows only 3% recognise the need for flats in a block, and only 31% recognise the need for one bedroom - the requirement is predominantly for two and three bedroom houses.


For many in Pirton downsizing will enable older generations to remain in Pirton and will, in many cases, free up larger properties to satisfy that need.


For Pirton the need for downsizing is represented by the need for sizeable, high-quality dwellings such as bungalows, 2-3 bedroom properties designed with that in mind and ground floor accommodation and potentially warden controlled accommodation.


Summary: The proposed mix does go some way to meet the aspiration for ‘affordable housing’, but does not meet the community’s wishes or add to the sustainability of the Pirton community. In fact it continues to skew the housing stock towards large 4 and 5 bed houses at the expense of moderate sized family homes and the opportunity to downsize.
